Casas Adobes Is Established, Not New

Casas Adobes is one of the older established parts of northwest Tucson, built out mostly from the 1950s through the 1970s along Ina, Orange Grove and La Cholla. The houses are block and stucco, the lots are generous, and the landscaping has had sixty years to grow into whatever was planted around it.

That combination produces a recognisable set of jobs. Systems on their second or third replacement, drainage running under trees nobody planned around, and electrical that has been added to more than once. None of it is dramatic. All of it is on a clock.

Aluminium Branch Wiring and What to Do About It

Houses built roughly from the mid-1960s to the mid-1970s were often wired with aluminium branch circuits, because copper prices at the time made it the standard choice. Casas Adobes sits right inside that window, so it turns up here regularly.

Aluminium itself is not the problem. The connections are. Aluminium expands, contracts and oxidises differently to copper, so terminations at outlets, switches and the panel can loosen and heat over decades. Warm cover plates, flickering, or a scorch mark behind a receptacle are the symptoms worth calling about. The fix is proper remediation at the connections with listed connectors, or a rewire where the circuits warrant it, done by a licensed electrician and permitted.

Root IntrusionTechnician in a Done Rite Services cap and grey work shirt kneeling on gravel feeding a red drain cable into a small cleanout beside a stacked stone wall

Mature Trees, Sewer Laterals and Root Intrusion

Sixty-year-old mesquite, eucalyptus and olive make Casas Adobes look the way it does, and their roots go looking for the only reliable water on the lot. That is your sewer lateral. Older clay and cast iron joints give roots a way in, and once they are inside they keep growing until the line stops flowing.

The symptom is a drain that clears when snaked and backs up again a few months later, on the same schedule every time. Cabling treats it, a camera inspection tells you whether the pipe itself is still sound, and where it is not, a spot repair or a trenchless replacement solves it for good without taking out the tree that made you buy the house.

Why Casas Adobes

What a Mid-Century Casas Adobes Home Needs From a Contractor

  • Technician in a Done Rite Services hoodie tilting a large gas water heater into position in a garage, a second tank and copper piping behind it

Systems on Their Second or Third Life

Most Casas Adobes houses are on at least the second AC and water heater, and often the third. What matters is whether each replacement was fitted properly to a house of this era, and after more than 1,000 jobs across northwest Tucson that is usually visible the moment somebody who knows looks at it.

  • Two technicians examining an open outdoor breaker panel with its cover removed, coloured conductors and the printed panel schedule taped to the door

Electrical Assessed Before It Is Added To

Adding a circuit to a panel that has already been added to twice is how older houses end up with double-tapped breakers and no room to grow. We look at what the service can actually carry before quoting anything new.

  • Two Done Rite Services technicians standing either side of a new condensing unit on a flat roof with tile roofs and the Catalina foothills behind them

    Three Trades on One Account

Mid-century houses generate jobs that cross trades constantly. A water heater swap that needs venting corrected, an AC change that needs the panel looked at first, or a bathroom remodel that needs a grounded circuit run. All three have been in house here since 2015.

Our Process

How a Casas Adobes Job Runs on an Older Home

Step 01

Your Call and the Free Casas Adobes Estimate

Tell us roughly when the house was built. On a mid-1960s to mid-1970s Casas Adobes house that immediately changes what an electrician looks at first, and it is worth knowing before anyone is dispatched.

The estimate is free and it happens on site. On houses of this age we would rather see the property than guess, because what is behind the wall decides the job more than anything you can describe over the phone.

Step 02

The Work Itself on an Older Home

We protect the work area, tell you what is switched off and for how long, and pull permits with Pima County, since Casas Adobes is unincorporated rather than part of the City of Tucson.

Older houses hide things. If opening a wall or lifting a slab section turns up something nobody could have known about, you hear it that day with the cost attached and a written change before we carry on.

Step 03

Testing Before We Leave a Casas Adobes Home

Electrical work is tested under load, and on a house with aluminium branch circuits that includes checking the terminations we touched rather than only the new work. HVAC gets charge, airflow and temperature split verified. Gas equipment gets combustion and carbon monoxide checked.

You get the readings and an honest list of what else on the property is near the end of its life, which on a sixty-year-old house is usually a longer conversation than the one you called about.

What Casas Adobes Calls Us About Most

Along the Ina, Orange Grove and La Cholla corridors:

  • Slow or repeatedly backing drains where a lateral runs under mature trees
  • Aluminium branch wiring connections, warm cover plates and scorched receptacles
  • Panels and services that have been added to more than once and are now full
  • Original galvanised or early copper supply lines losing pressure and staining fixtures
  • Swamp cooler openings and ducting left behind after a switch to refrigerated air
  • Water heaters in tight original closets with venting that no longer meets current practice
  • Two-wire circuits with no ground behind modern three-prong outlets

Customer Testimonials

Casas Adobes Trusts Done Rite

“After numerous quotes and inspections, I decided to contract with Done Rite for a new HVAC system on my 114 year old house, which never had a central air conditioning system, only evaporative cooling. I was a bit nervous about drilling holes through plaster and lath ceilings to accommodate new vents and returns. From start to finish, these guys were amazing! This was not a cookie cutter project and they handled it with ease. Big shout out to Marcos and Brandon, etc., and to Jordan for taking the time to explain and suggest a superb system for my home.”

Frequently Asked Questions

Which parts of Casas Adobes do you cover?

The whole area, including the Ina Road and Orange Grove corridors, La Cholla Boulevard, around Casas Adobes Plaza and Catalina Vista, and the surrounding northwest Tucson neighbourhoods. If your address sits on the edge toward Oro Valley or Catalina Foothills, we cover those too.

How do I know if my house has aluminium branch wiring?

Build date is the first clue: roughly mid-1960s to mid-1970s is the window, which covers a lot of Casas Adobes. A licensed electrician can confirm it by looking at the conductors at the panel and at a few receptacles. Warm cover plates, flickering lights or a scorch mark behind an outlet are symptoms worth calling about rather than watching.

Does aluminium wiring have to be completely replaced?

Not always. The failures happen at the connections rather than in the run itself, so proper remediation at terminations with listed connectors resolves it on many houses. A full or partial rewire makes sense where circuits are damaged or the panel is at the end of its life anyway. We look at what is there and tell you which applies, and either way it is permitted work.

My drain keeps backing up every few months. Why does snaking not fix it?

Because on an established Casas Adobes lot it is usually tree roots in the sewer lateral rather than a blockage that formed on its own. Cabling clears the growth and it comes back. A camera inspection shows whether the pipe itself is still sound, and a spot repair or trenchless replacement fixes the cause without taking out a sixty-year-old tree.

Can you replace a sewer line without removing my mature trees?

Usually. Trenchless methods replace the line along the existing path with far less excavation than an open trench, which is exactly why they suit lots where established landscaping sits over the run. Whether it works on a particular property depends on what the camera shows, so the inspection comes first.

My panel is full. Can I still add a circuit?

Sometimes, but on a house that has already been added to twice the honest answer is often that the service needs upgrading first. We look at what the existing service can actually carry before quoting new work, because stacking another circuit onto a panel with no capacity left is how older houses end up with double-tapped breakers.

Are you licensed for work in unincorporated Pima County?

Yes. Done Rite Services is licensed, bonded and insured, holding ROC# 319137, 324396, 326651 and 328231, with an A+ rating with the Better Business Bureau, and we pull the permits with Pima County for work that requires them. Casas Adobes is unincorporated, so that is the jurisdiction rather than the City of Tucson.
