Catalina Foothills HVAC, Plumbing, & Electrical Services

Done Rite Services covers Catalina Foothills with HVAC, plumbing and electrical work, all in house and all licensed, from the River Road corridor up through Ventana, Skyline and Sabino Canyon.

Hillside lots and larger custom homes make this the part of the metro where how a job gets done matters as much as what gets installed. We walk the property first, work out the access and count the zones, then give you one price that already accounts for both.

Hillside Lots Change How the Work Gets Done

The Foothills is built on the slope, and that is the single biggest practical difference between a job here and a job on the flat. Terraced lots, long stepped driveways, retaining walls, decomposed granite that shifts under weight and roof planes at several different heights all decide how equipment gets in and out before anybody talks about the equipment itself.

A condenser that would be a straightforward swap in a flat subdivision can need a crane pick, a longer line set, or a route through a side yard that will only take equipment carried by hand. That gets worked out on the estimate visit, on the property, rather than discovered on install day.

Multi-Zone SystemsTwo outdoor condensing units of different sizes sitting on concrete pads against a stucco wall beside a stone retaining wall, refrigerant lines running up behind them

Larger Custom Homes Usually Mean Multiple Systems

Most Foothills houses are custom rather than tract, and past a certain size they stop running on one system. Two or three separate units, or one system split into zones with dampers and a controller, is normal here. So are mini splits added later for a guest wing, a converted garage or a studio.

Multiple systems fail in a way a single system does not: the house is still cooling, so nothing feels urgent, while one zone quietly does nothing for weeks. Diagnosing that means working out whether the fault is the equipment, a damper, a failed zone controller or a thermostat that lost its zone. It is slower work and it needs somebody who has done it before.

Older Custom BuildsTechnician reaching into the open front of a tankless water heater to connect a sensor lead, the burner assembly, gas valve and control board exposed inside

Older Luxury Builds Have Aged Unevenly

Plenty of the Foothills was built out from the 1960s through the 1980s, and those houses have usually had money spent on them since. That produces a particular pattern: an immaculate remodelled kitchen sitting on top of original supply piping, or new tile and glass in a bathroom fed by a valve body nobody has touched in forty years.

So the honest answer on an older Foothills house is often that the visible part is fine and the part behind it is not. We say that plainly, with what it costs to put right, rather than quoting the easy piece and letting you find the rest later.

Why Catalina Foothills

What Catalina Foothills Homeowners Get From Done Rite

  • Packaged HVAC unit suspended from a crane hook against a blue sky while two workers in hard hats and hi-vis vests wait on the white roof below

Access Worked Out Before Install Day

On a stepped or terraced lot the route in matters as much as the equipment. We work out the crane, the carry or the line set length on the estimate visit, so the price you agree already includes how it physically gets there. That is the benefit of more than a thousand jobs behind the estimate.

  • Technician in a cap and safety glasses pressing the face of a wall-mounted smart thermostat showing 72

    Zone Faults Diagnosed Properly

A dead zone is not automatically a dead system. We check the damper, the zone controller and the thermostat before anyone talks about replacing equipment, because on a multi-zone house the cheap fault and the expensive one look identical from the thermostat.

  • Plumber kneeling at an open kitchen cabinet feeding an orange drain cable into a black P-trap, a protective mat laid across the cabinet floor

Hot Water That Reaches the Far End of the House

Sprawling single-storey Foothills layouts run long branches to the far bathrooms, and a two-minute wait is a plumbing design problem rather than a heater problem. Recirculation, a point-of-use unit or a repipe each solve it differently, and we will tell you which one your house actually needs.

Our Process

How a Catalina Foothills Job Runs on a Hillside Lot

Free EstimateFour Done Rite Services technicians in hi-vis vests and branded shirts standing beside a rooftop packaged unit with the Catalina mountains behind them
Step 01

The Free Estimate on a Foothills Property

These estimates take longer than a tract-house estimate and they should. We walk the lot, look at how equipment would get in, count the systems and find the zones before anything is priced.

You get one written price that already accounts for the access, so install day does not produce a conversation about a crane nobody had budgeted for.

Step 02

Working on a Hillside Property

Driveways here are often narrow, steep and shared, so we agree where trucks park and what stays clear before the day. Landscaping, decomposed granite drives and stone hardscape get protected rather than driven across.

Permits are pulled with Pima County, since the Foothills is unincorporated rather than part of the City of Tucson, and that is our job to sort out rather than yours.

Step 03

Testing Every Zone Before We Leave

On a multi-zone house we test each zone individually rather than confirming the house is cool and packing up. Charge, airflow and temperature split get verified against the manufacturer's target on every system that was touched.

You get the readings per zone, which on a house with three systems is the difference between knowing what you have and guessing next summer.

Customer Testimonials

Catalina Foothills Trusts Done Rite

“After numerous quotes and inspections, I decided to contract with Done Rite for a new HVAC system on my 114 year old house, which never had a central air conditioning system, only evaporative cooling. I was a bit nervous about drilling holes through plaster and lath ceilings to accommodate new vents and returns. From start to finish, these guys were amazing! This was not a cookie cutter project and they handled it with ease. Big shout out to Marcos and Brandon, etc., and to Jordan for taking the time to explain and suggest a superb system for my home.”

Frequently Asked Questions

Which parts of Catalina Foothills do you cover?

The whole Foothills, including the River Road corridor, Sunrise Drive, Skyline and the country club area, Finger Rock, Ventana Canyon and up around Sabino Canyon. If your address sits on the edge toward Casas Adobes or the north side of Tucson, we cover that too.

Can you get equipment onto a steep or terraced lot?

Yes, and working out how is part of the estimate rather than a surprise on install day. Depending on the property that is a crane pick, a hand carry through a side yard, or a longer line set to reach a workable location. Whatever it needs is in the written price before you agree it.

One zone of my house is not cooling but the rest is fine. What is that?

On a multi-zone system it is often the damper, the zone controller or a thermostat that lost its zone rather than the equipment itself, and those look identical from the wall. We diagnose the zoning before anyone talks about replacing a unit, because the cheap fault and the expensive one present the same way.

Why does hot water take so long to reach the far bathroom?

Sprawling single-storey Foothills layouts run long branch lines, so the wait is usually the pipe run rather than the heater. Recirculation, a point-of-use unit or a repipe each solve it in a different way and at a different price. We look at the actual layout and tell you which one fits your house.

My house was built in the 1970s and has been remodelled since. What should I be watching?

Typically the parts that were not visible during the remodel. Original supply piping under a newer kitchen, or a forty-year-old valve body behind new tile, is a common pattern here. We will tell you plainly what is original and what is not, with the cost to put it right, rather than quoting only the easy piece.

Do you handle electrical in Catalina Foothills too?

Yes. Electrical is one of our in-house trades under ROC# 319137, 324396, 326651 and 328231 and we work it here the same as anywhere else in our coverage area, as we have since 2015. The HVAC and plumbing pages are simply where most Foothills enquiries start.

Who pulls the permit in the Foothills?

We do, with Pima County, since Catalina Foothills is unincorporated rather than part of the City of Tucson. Permitted work is inspected the way it should be, and sorting that out is our job rather than something we hand back to you. Done Rite Services is licensed, bonded and insured with an A+ rating with the Better Business Bureau.
