South Tucson Housing Stock Is Older Than the Rest of the Metro

South Tucson is its own incorporated city, about a square mile of it, and the houses are considerably older and smaller than what went up around Tucson in the decades after. A lot of these homes predate the materials the rest of the metro takes for granted.

That shows up first in the water. Galvanised steel supply lines are still in service in plenty of these houses, and galvanised does not fail cleanly. It corrodes from the inside out, so the pipe narrows for years before anything leaks. Pressure drops across the whole house, hot water arrives slowly, and rusty water shows up after the line has sat overnight.

Replacing a section rarely fixes it. New pipe joined to old galvanised just moves the restriction along, which is why the honest answer on a badly scaled system is often repiping the run rather than patching it again.

Cast Iron Drains and What They Do Before They Fail

The drain side of an older South Tucson house is usually cast iron, and cast iron scales and flakes on the inside the same way galvanised does. The bore gets rough, waste catches on it, and a line that used to run fine starts backing up every few months.

Snaking clears the blockage without touching the cause, so the same drain backs up again a season later. A camera down the line is what tells you whether the pipe is rough but sound, or whether the bottom has rusted out and the ground is now part of the drain.

That difference is worth knowing before spending money. One is a hydro jetting job that buys years. The other is a replacement, and no amount of cabling changes which one you have.

Repair or Replace, Answered Straight

On an older house, most calls come down to one question: is this worth fixing again. That answer should not depend on what is easiest to sell.

So you get both numbers. What the repair costs, what the replacement costs, and how long we honestly think the repair lasts. If a water heater has two years in it and a repair costs a third of a new tank, that is a reasonable thing to do and we will say so.

The estimate is free and the price is agreed before work starts. If we open something up and find a second problem, work stops and you decide rather than reading about it on the invoice. That is the whole point of quoting after seeing the job instead of over the phone.

Why South Tucson

What South Tucson Homeowners Get From Done Rite

  • Done Rite Services van lettered with the phone number and HVAC, electrical, plumbing and remodeling

A Price Agreed Before Anything Starts

Free estimate, written price, and no change to the number once we are underway. If something unexpected turns up, it is a written change you approve before the work carries on. Working that way is what earned our A+ rating with the Better Business Bureau.

  • Hydro jetting nozzle on a braided hose spraying water down into a rusted cast iron cleanout set in a concrete slab

Diagnosis on Old Pipe Before Money Is Spent

Cameras go down the drain lines and pressure gets tested on the supply side. Across more than 1,000 jobs, knowing whether galvanised is scaled or holed, and whether cast iron is rough or gone, is what decides what is worth doing.

  • Gloved hands working wiring into a cut-in box in a wall beside exposed brickwork, with an old receptacle sitting on the ledge below

Safety Work That Is Not Expensive

Grounded receptacles and GFCI protection near water are among the cheapest jobs in the house and among the most worth doing. They do not require rewiring everything to be worth having.

Our Process

How a South Tucson Service Call Runs

The First CallHand using red-handled pliers on a yellow flexible gas connector joined to black iron pipe against a plain interior wall
Step 01

Describing the Problem on the First Call

Tell us what the house is doing and roughly how old it is. On South Tucson properties the age tells us a lot before anyone arrives, because it narrows what the pipe and the wiring are likely to be.

Emergency calls are answered 24/7. Everything else gets a booked visit and a free estimate.

DiagnosisGloved hands probing a white duplex receptacle pulled out of a wall box, a yellow Fieldpiece clamp meter resting on the sill
Step 02

Finding the Real Fault in an Old System

Old houses hide their faults. Low pressure everywhere is a different problem from low pressure at one tap, and a warm outlet is usually telling you about a circuit rather than the outlet.

We test before replacing. You get told what failed, why it failed, and what it costs in writing, along with what we would do about it if it were ours.

The WorkGloved hands driving a screw into a white GFCI receptacle set in a wall box, a yellow cordless driver resting on the sill below
Step 03

Work Brought Up to Current Code

What we install meets current code rather than matching whatever was there before. Permits get pulled where the work requires them, and connections into old pipe or old wiring are made properly rather than adapted and hoped over.

Then it gets tested. Supply under pressure, drains run, electrical checked under load, gas tested before anything is relit.

What's Covered

Undersized Electrical Services in Older South Tucson Homes

A house wired for the appliances of its era is not wired for the appliances in it now. Common finds on older South Tucson properties:

  • A 60 or 100 amp service where the load in the house has long since outgrown it.
  • A panel with no spare breaker spaces, so every addition has gone in on a tandem or a shared circuit.
  • Obsolete panel brands that are difficult to get breakers for and are not worth adding to.
  • Two-prong receptacles and circuits with no ground, especially in the kitchen and bathroom.
  • No GFCI protection anywhere near water, which is the cheapest safety fix in the house.
  • Window units and portable heaters on circuits never intended to carry them, which is what warm outlets and tripping breakers are usually telling you.

Not all of it needs doing at once. Some of it is genuinely urgent and some of it can wait, and telling you which is which is part of the job.

Customer Testimonials

South Tucson Trusts Done Rite

“After numerous quotes and inspections, I decided to contract with Done Rite for a new HVAC system on my 114 year old house, which never had a central air conditioning system, only evaporative cooling. I was a bit nervous about drilling holes through plaster and lath ceilings to accommodate new vents and returns. From start to finish, these guys were amazing! This was not a cookie cutter project and they handled it with ease. Big shout out to Marcos and Brandon, etc., and to Jordan for taking the time to explain and suggest a superb system for my home.”

Questions, Answered

Frequently Asked Questions

My water pressure is low everywhere in the house. What causes that?

In an older South Tucson home it is usually galvanised supply pipe. Galvanised corrodes from the inside, so the bore narrows for years before anything leaks. Pressure drops across the whole house, hot water is slow to arrive, and you get rusty water after the line has sat overnight. We test rather than guess, because a pressure regulator or a partly closed main gives the same symptom.

Can you just replace the bad section of pipe?

Sometimes, and we will if it makes sense. The catch is that new pipe joined onto old galvanised just moves the restriction further along, so on a badly scaled system the repair does not restore the pressure. Repiping the run costs more up front and is often the cheaper answer over a few years.

My drain keeps backing up even after it was snaked. Why?

Snaking clears the blockage, not the cause. On cast iron the inside of the pipe scales and roughens, and waste keeps catching on it, so the same line backs up again a few months later. A camera tells you whether the pipe is rough but sound, which hydro jetting can buy years on, or whether the bottom has rusted through and it needs replacing.

Is my old panel actually dangerous or is that a sales pitch?

Depends on the panel. A 60 or 100 amp service that has been added to for decades, obsolete panel brands, and circuits with no ground are all real issues rather than invented ones. Some of it is urgent and some of it can wait, and we will tell you which is which rather than quoting everything as an emergency.

I do not want to spend more than I have to. Will you tell me if a repair is enough?

Yes. You get the repair price, the replacement price and an honest view of how long the repair lasts. If a heater has a couple of years left and the repair costs a third of a new tank, that is a sensible thing to do and we will say so.

Do you cover South Tucson itself, not just the Tucson side of the line?

Yes. South Tucson is its own incorporated city and it has been a real service area for us since 2015, along with Pueblo Gardens, Sunnyside, Barrio Santa Rosa and South Park. Permits get pulled with the correct jurisdiction for the address.

What are the cheapest things worth doing on an older house?

Grounded receptacles and GFCI protection near water, a shutoff valve that actually turns, and a camera inspection of the main drain before it backs up again. None of those are expensive and all of them prevent the calls that are.
