SaddleBrooke HVAC, Plumbing, & Electrical Services

SaddleBrooke is high enough and far enough north that the heating half of the system actually earns its keep. Cold nights here are colder than the valley floor and they last longer, so the equipment that gets ignored in Tucson gets tested here.

Done Rite Services covers SaddleBrooke, SaddleBrooke Ranch, Catalina and Oracle with HVAC, plumbing and electrical work, all in house and all licensed. We book set times rather than windows, because most people up here have planned their day around us.

SaddleBrooke Sits High Enough That Heat Actually Matters

SaddleBrooke is a few hundred feet above the valley floor, tucked against the north side of the Catalinas, and that gap shows up on the thermostat. Winter nights here run colder than central Tucson and they stay cold longer. A heat pump that coasts through December in midtown gets asked to work in SaddleBrooke.

Which means the half of the system most of Arizona ignores is the half that fails here. Heat strips that have never been tested, a gas furnace that has not run since March, a heat pump defrost cycle that stopped working two winters ago and nobody noticed because it never got cold enough to care. The first genuinely cold night of the year is when the phone rings.

We check heating on the same visit as cooling rather than treating it as a seasonal afterthought. On a package unit that means the gas side and the electric side both, not just whichever one is running the day we are there.

Working Around SaddleBrooke HOA Rules on Exterior Equipment

Most of SaddleBrooke is HOA governed, and the associations have opinions about anything visible from outside. Condenser placement, screening, roof-mounted equipment, colour, and where a mini split line set is allowed to run down a wall are all things somebody has to sign off on before the work happens.

That is not a reason to avoid the upgrade. It is a reason to sort the paperwork before the equipment is on the truck. We size and quote the job knowing the approval is a step, so a replacement is not held up by a form nobody filled in.

Same applies to EV chargers and panel work on the outside wall. Get the placement agreed first and the install is a morning. Get it wrong and it is a morning plus a rework.

Scheduled Appointments for People Who Are Home

SaddleBrooke is an active adult community, and most of the people we work for are home during the day rather than squeezing us into a lunch break. That changes what good service looks like. A four-hour arrival window is an insult when somebody has planned their morning around it.

So we book a time and we call ahead. If the technician is running behind on the job before yours, you hear about it before the window closes rather than after.

It also means we explain the work rather than just doing it. If a system is close to end of life, you get told what is failing, roughly how long it has, and what the replacement would cost, so the decision is yours on your timeline rather than made for you on a breakdown.

Why SaddleBrooke

What SaddleBrooke Homeowners Get From Done Rite

  • Open American Standard furnace cabinet in a laundry area with the control board and wiring harness exposed

Heating and Cooling Under One Contract

Cooling gets all the attention in Arizona and heating gets ignored until January. In SaddleBrooke both matter, so both get checked, on the basis of more than 1,000 jobs completed across southern Arizona. Gas heat gets a combustion and carbon monoxide test, heat pumps get the defrost and auxiliary heat verified.

  • Grey rooftop gas package unit on timber blocking with a yellow flexible gas connector and electrical disconnect on the side

Answered at Night, When It Gets Cold

Heat failing on a cold night is not something to sit out until Monday. Emergency calls are answered 24/7, and the diagnosis and the price both come before anything is replaced.

  • Ground-mounted package unit with its access panel removed and the top grille lifted, a red tool tray sitting on the cabinet

Maintenance Plans Worth the Money at Elevation

A plan is more useful where equipment runs both seasons. Plans are $250 for HVAC, $150 for plumbing, $150 for electrical, and $450 for the whole home, on the same terms in SaddleBrooke as anywhere else we serve.

Our Process

How a SaddleBrooke Service Call Runs

The First CallDone Rite Services van lettered with the phone number and HVAC, electrical, plumbing and remodeling
Step 01

Booking a SaddleBrooke Visit

Tell us the community and what the system is doing. The drive from Tucson is real, so knowing whether it is a no-heat call or a scheduled tune-up decides how the day gets routed.

We give you a time rather than a window, and the estimate is free.

On SiteTwo technicians at an outdoor main panel with the door open and the labelled breaker directory taped inside, one holding a voltage tester
Step 02

Diagnosis Before Any Price

Nothing gets quoted from the driveway. Gas heat gets tested for combustion and carbon monoxide, heat pumps get charge and defrost verified, electrical work gets checked under load.

You are told what failed and why, then given a written price. If there is an HOA approval in the way, we say so before you commit to anything.

Step 03

Testing It Before We Leave SaddleBrooke

Equipment switching on is not the same as equipment working. Airflow and charge get checked against the manufacturer's target, gas gets a combustion reading, and we run the heat as well as the cooling before signing off.

You get the numbers and a note on anything nearby that is close to failing, so a cold night does not turn into a surprise.

Well Water and Community Systems North of Tucson

Water up here does not all come from one place. Some homes are on community systems, some on private or shared wells, and the plumbing consequences differ. Things worth knowing about your own supply:

  • Well water carries whatever the aquifer carries, which can mean iron, sediment or a sulphur smell that a softener alone does not fix.
  • Pressure from a well and tank is set by the pressure switch, not the utility, so a pressure complaint here is a different diagnosis than in the city.
  • Sediment shortens the life of every valve, cartridge and water heater downstream of it, which is why a filter ahead of the softener earns its keep.
  • Hard water still scales heaters and fixtures on a community system, the same way it does in Tucson.
  • Water heater anode rods work harder on aggressive water and are worth checking rather than assuming.
  • A whole-home shutoff you can actually find and turn matters more when the nearest neighbour may not be close.

We test rather than guess. What is in your water decides what treatment is worth installing, and that answer is not the same across SaddleBrooke.

Customer Testimonials

SaddleBrooke Trusts Done Rite

“After numerous quotes and inspections, I decided to contract with Done Rite for a new HVAC system on my 114 year old house, which never had a central air conditioning system, only evaporative cooling. I was a bit nervous about drilling holes through plaster and lath ceilings to accommodate new vents and returns. From start to finish, these guys were amazing! This was not a cookie cutter project and they handled it with ease. Big shout out to Marcos and Brandon, etc., and to Jordan for taking the time to explain and suggest a superb system for my home.”

Frequently Asked Questions

Do you actually cover SaddleBrooke, or just as far as Oro Valley?

SaddleBrooke is a real service area for us, along with SaddleBrooke Ranch, Catalina and Oracle. The drive is longer than a midtown call, which is why we book a set time rather than a wide window, but travel is not billed as a separate line.

Is heating really a bigger deal in SaddleBrooke than in Tucson?

Yes. The elevation and the position against the north side of the Catalinas mean colder nights and a longer cold season than the valley floor. Heat strips, gas furnaces and heat pump defrost cycles all get worked here in a way they do not in midtown, and they fail on the first genuinely cold night.

Will you deal with our HOA before doing exterior work?

We plan around it. Condenser placement, screening, roof equipment and where a mini split line set runs are all things the association usually wants to approve. We quote knowing that approval is a step in the job, so the work is not held up at the last minute.

We are on well water. Can you still do plumbing work?

Yes. Well supply changes the diagnosis rather than ruling it out. Pressure is set by the pressure switch rather than the utility, sediment and iron shorten the life of everything downstream, and a filter ahead of any softener usually pays for itself. We test the water rather than assuming what is in it.

Can we get an appointment time instead of a window?

Yes, and we call ahead if the job before yours runs long. Most SaddleBrooke customers are home during the day and have planned around us, so a vague window is not good enough.

Do you handle all three trades in SaddleBrooke?

HVAC, plumbing and electrical have all been in house since 2015, which matters on the longer drive. A water heater that needs a gas line and a circuit is one visit rather than three appointments with three companies.

Are you licensed and insured to work in Pinal and Pima County?

Yes, licensed, bonded and insured, holding ROC# 319137, 324396, 326651 and 328231, with an A+ rating with the Better Business Bureau. We pull permits for the work that requires them, in whichever jurisdiction the property falls under.
