Rancho Sahuarita, Madera Highlands and the newer phases along the I-19 corridor went up in waves, with one builder fitting one specification across a whole street at once. That is quiet for a decade and then it is not. Fifteen years on, a whole neighbourhood hits end of life within a season or two of each other. The neighbour whose AC died in July is not unlucky. Yours is the same unit, fitted the same month, and it has run the same summers.

Why does everyone in my Sahuarita neighbourhood need a new AC at once?

Because the street was built at once. One builder fitted one specification across a whole phase in the same year, so the equipment reaches end of life on roughly the same schedule. We have watched that happen along the I-19 corridor since 2015. If your neighbour's condenser went last summer, yours is the same unit of the same age and it is worth having looked at before July.

My house is only ten years old. Do I really need anything checked?

Newer does not mean correct. The common finds on Sahuarita builds are ductwork sealed in a hurry, a thermostat in an unrepresentative spot, seized builder-grade shutoff valves, and a panel with no spare capacity. All cheap to correct now and expensive to live with for another fifteen years.

How long should a water heater last here?

Less than the label suggests. Hard water leaves scale in the bottom of the tank until the burner is heating sediment, so tanks that should reach twelve years often go at eight or nine in southern Arizona. If yours is original to the house and the house is past ten, get it looked at rather than waiting for the seam to open.
