Tucson Ductless Mini Split Installation

A ductless mini split cools and heats a room without any ductwork at all, which makes it the practical answer for additions, casitas, converted garages and older Tucson homes that were never ducted.

Done Rite Services sizes, installs and services mini split systems across Tucson. Sizing and installation quality are most of the result on these systems, and both are where we spend the time.

Mini Split InstallationWall-mounted ductless mini split indoor unit in a Tucson home

Ductless Mini Split Installation in Tucson

A ductless mini split is an air conditioner and heat pump that skips the ductwork entirely. An outdoor condenser connects to one or more wall-mounted indoor units through a small line set, and each indoor unit conditions the room it is in.

That makes it the obvious answer to a set of problems ducted systems handle badly: a room addition, a converted garage, a casita, an older Tucson home that never had ducts, or the one bedroom that has never been comfortable no matter what the thermostat says.

Why a Mini Split Suits the Tucson Climate

Ducted systems in this climate lose a real share of what they produce before it reaches a room, because ducts in an unconditioned attic sit in temperatures well above what they are carrying. A mini split has no ducts, so that loss does not exist.

The second gain is zoning. Cooling one room properly instead of the whole house to reach it is a large saving when the cooling season runs as long as it does here. And because a mini split is a heat pump, the same equipment covers the handful of genuinely cold nights without a separate heating system.

Indoor and Outdoor UnitsOutdoor condenser and refrigerant line set of a ductless mini split

What a Mini Split System Is Made Of

The outdoor unit holds the compressor and condenser coil. The indoor head carries the evaporator coil, a fan and a filter, and mounts high on a wall. Between them runs the line set: two insulated refrigerant lines, a condensate drain and a control cable, all through a wall penetration about three inches across.

A single-zone system pairs one outdoor unit with one head. A multi-zone runs several heads from one outdoor unit, each with its own thermostat and each able to be off while the others run. Head styles beyond the standard wall mount exist too, including ceiling cassettes and floor-mounted units where wall space is short.

Sizing and Placement Decide How It Performs

Oversizing is the most common mistake on mini splits and it does real harm. An oversized head cools the room to setpoint fast, shuts off, and never runs long enough to pull humidity out or to settle at the efficiency it was sold on. Short cycling wears the equipment and leaves the room feeling clammy rather than comfortable.

Placement matters as much. A head needs clear space to throw air across the room rather than into a wall or a wardrobe, and the outdoor unit needs airflow and shade where it can get it, because a condenser sitting in full Tucson afternoon sun works considerably harder than one that is not.

Installation Quality Is Most of the Result

Mini splits are unforgiving of a rushed installation, and the failures are consistent. Flare joints made badly leak refrigerant slowly for months. The system has to be evacuated to a deep vacuum before the charge is released, because moisture left in the lines becomes acid and takes out the compressor over a couple of years. The wall penetration has to be sleeved and sealed, and the condensate line has to fall the whole way.

None of that is visible when the job is finished, which is exactly why it gets skipped. We pressure test, pull a proper vacuum, verify it holds, and commission the system on gauges before we leave.

Why Ductless Mini Splits

What a Ductless Mini Split Gets You

  • Mini split head serving a converted room in a Tucson home

    Rooms That Ducts Never Reached

Additions, converted garages, casitas, offices and older homes with no ductwork are the natural fit, and so is the one bedroom that was always too warm.

No ducts means no reason to open ceilings to solve it.

  • Mini split remote control set for a single zone

Cooling One Room, Not the Whole House

Each head has its own thermostat and runs independently, so the rooms nobody is in are not being cooled.

Over a cooling season this long, that is the saving people notice most.

  • Ductless mini split indoor head running quietly in a bedroom

    Quiet Enough to Sleep Beside

The compressor sits outside and the indoor head runs at a fraction of the noise of a ducted system starting up.

In a bedroom or a home office it is the difference people comment on first.

Our Process

How We Install Your Tucson Ductless Mini Split

Load AssessmentTechnician checking readings at a ductless mini split condenser
Step 01

Assessing the Space

We size on the room rather than a rule of thumb: square footage, insulation, glazing, orientation and how the space is actually used. Getting this wrong by going large is the most common mini split mistake and it costs comfort as well as efficiency.

We agree head placement and the outdoor unit location with you before anything is ordered, because both are permanent and both are visible.

Mounting and Line SetDuctless mini split indoor unit being installed in Tucson
Step 02

Installation Day

Mounting plate, wall penetration, line set, condensate and electrical, then the outdoor unit on a pad or brackets. Most single-zone installations are done in a day and multi-zone systems take longer.

The penetration is sleeved and sealed properly, the condensate line falls the whole way, and the line set is supported rather than left hanging.

CommissioningDone Rite Services technician commissioning a ductless mini split system
Step 03

Vacuum, Charge and Commission

We pressure test the joints, pull the system down to a deep vacuum, and confirm the vacuum holds before releasing any refrigerant. Moisture left in a line set turns acidic and takes out compressors, and this is the step that prevents it.

Then we commission on gauges, run it in both heating and cooling, and walk you through the controls and the filter cleaning that keeps it efficient.

Customer Testimonials

Tucson Trusts Done Rite

“After numerous quotes and inspections, I decided to contract with Done Rite for a new HVAC system on my 114 year old house, which never had a central air conditioning system, only evaporative cooling. I was a bit nervous about drilling holes through plaster and lath ceilings to accommodate new vents and returns. From start to finish, these guys were amazing! This was not a cookie cutter project and they handled it with ease. Big shout out to Marcos and Brandon, etc., and to Jordan for taking the time to explain and suggest a superb system for my home.”

Questions, Answered

Frequently Asked Questions

What is a ductless mini split and how does it work?

An outdoor condenser connected to one or more wall-mounted indoor heads by a small line set of refrigerant lines, a condensate drain and a control cable. Each head conditions the room it is in and has its own thermostat. Because it is a heat pump, the same equipment both cools and heats.

Is a mini split a good fit for Tucson?

Yes, for two reasons. Ducts in an unconditioned Tucson attic lose a real share of what they carry, and a mini split has none. And zoning means cooling the room you are in rather than the whole house to reach it, which matters when the cooling season runs as long as it does here.

How many indoor units do I need?

One head per space you want controlled independently. A single-zone system suits an addition, a casita or one problem room. A multi-zone runs several heads from one outdoor unit, each with its own thermostat. We size on the rooms rather than a rule of thumb, because a head that is too large is a worse outcome than one slightly under.

Can a mini split heat as well as cool?

Yes. Every mini split we install is a heat pump, so it reverses to provide heating. In Tucson's winter that covers the house comfortably without a separate heating system, and it does it far more efficiently than electric resistance heat.

What maintenance does a mini split need?

Cleaning the indoor filters regularly is the main one and you can do it yourself: a blocked filter is the most common cause of a mini split that has stopped performing. Annually we clean the coils, check the charge, clear the condensate line and inspect the line set connections.

Why does installation quality matter so much on mini splits?

Because the failures are invisible on the day and expensive later. Badly made flare joints leak refrigerant for months. Skipping a proper vacuum leaves moisture in the lines, which becomes acid and takes out the compressor within a couple of years. We pressure test, pull a deep vacuum, confirm it holds, and commission on gauges.
