An Empty Green Valley House Is a Plumbing Risk
A lot of Green Valley closes up for the summer. The owners head north in May and the house sits until October with nobody in it, and that is where the expensive failures happen. A supply line under a sink lets go in July and nobody knows until somebody opens the door in the autumn.
The damage from a slow leak over four months is not comparable to the same leak caught in an afternoon. Drywall, cabinets, flooring and sometimes the ceiling below all go, and the water bill arrives with the news attached.
Almost all of it comes down to two things: knowing where the main shutoff is and whether it still turns, and dealing with the water heater before the house is locked up rather than after. A tank that is already fourteen years old is not the one to leave running unattended for a season.
Housing Stock
Single-Story Homes Built for a Different Decade
Most of Green Valley is single-story, slab on grade, and modest in size. That is a good thing for service work. Everything is reachable, there is no attic gymnastics, and a repipe or a heater swap is a smaller job here than in a two-story house north of town.
The catch is age. A lot of these homes are on their second water heater and their first everything else. Original angle stops, original hose bibs, original panel, and cooling equipment that has been through more Arizona summers than the label ever anticipated.
None of that is urgent on its own. It becomes urgent when it fails in a house nobody is standing in, which is why we tend to be blunt with Green Valley owners about what is old and what is old and worth doing something about.

Much of Green Valley runs through HOAs, and a fair number of the homes we visit are unoccupied when we get there. Both of those change the logistics rather than the work.
We handle gate access, lockboxes and property managers as a normal part of the job. If you are in Minnesota and the house is here, we can be let in, do the work, send you what we found and lock it behind us.
Where the association has to approve exterior equipment, condenser placement or screening, that gets factored into the quote as a step rather than discovered at the install. Nobody wants a unit sitting on a driveway waiting on a form.

We are away all summer. What should we do before we close the house up?
Two things matter most. Find the main shutoff and confirm it actually closes, because a valve nobody has turned in ten years often will not. Then deal with the water heater rather than leaving an old tank running unattended for months. Angle stops and braided supply lines are worth a look at the same time, since those are the connectors that usually let go.
Can you work on the house while we are out of state?

How old is too old for a water heater in an empty house?

Do you deal with our HOA for exterior equipment?
We plan around it. Condenser placement, screening and anything visible from outside usually needs association approval, so we treat that as a step in the job rather than something to discover on install day.

Yes, and it is one of the more common requests we get here. Booking a cooling check a few days before you land means the system has been run and verified rather than switched on to find out it has not worked since May.
