Tucson Has the Widest Range of Housing Stock We Work In

Tucson is the oldest part of this metro and it shows in the buildings. A 1920s adobe in Armory Park, a post-war brick ranch in Sam Hughes, a 1970s block tract house off Speedway and a 2010s build out in Rita Ranch are four different houses with four different sets of problems, and they all sit inside the same city limits.

That is why we do not arrive with one answer. The galvanised supply line in an older midtown house, the undersized panel behind a mid-century garage, and the roof-mounted packaged unit on an east side build each fail in their own way. Knowing which house you are standing in is most of the diagnosis.

Midtown, the East Side and the Foothills Edge Are Not the Same Call

Central Tucson, roughly the ring inside Grant, Campbell and 22nd, is where the old work lives. Cast iron and clay sewer laterals, original electrical services never sized for a modern kitchen, and swamp cooler ducting later adapted to refrigerated air. The plumbing is usually the first thing to give.

Push east past Wilmot and Houghton and the housing turns over to slab-on-grade tract building from the 1980s onward, with rooftop packaged units and PVC drains.
