Once you get past Rita Ranch and out towards Cienega Creek, Colossal Cave and Mescal, a lot of Vail is not on municipal water or sewer. The house has a well, a pressure tank and a septic system, and every one of those is the homeowner's to maintain rather than a utility's.
That changes the diagnosis on almost every plumbing call. Low pressure in town means a scaled line or a regulator. Low pressure on a well usually means the pressure switch, a waterlogged tank, or a pump that is starting to lose it. Same symptom, entirely different fault.

A septic system is a working biological process rather than a hole that things disappear into, and it is less tolerant than a sewer connection. What goes down the drain matters, and so does how much water arrives at once.
Practically, that means a running toilet or a dripping fixture is not just a water bill out here. It is a steady load on the drain field that the field was never sized for. Leaks get fixed sooner on septic than they would in town for exactly that reason.
It also changes how a drain problem gets approached. Slow drains across the whole house point at the system rather than at one trap, and a camera is worth running before anybody starts cabling. Cabling a line that is backing up because the tank is full solves nothing.

Bigger Lots, Longer Runs and Longer Drives
